Why is aluminum branch-circuit wiring a fire risk?

Aluminum expands and contracts with electrical load at a different rate than the copper devices it connects to. Over 50–60 years, every connection at every outlet, switch, and fixture loosens. Loose connections arc, arcing generates heat inside the wall, and there is typically no warning sign before a fire starts.

What's the issue with Federal Pacific (FPE) Stab-Lok panels?

Federal Pacific breakers have a documented history of failing to trip during overload or short-circuit conditions. When a breaker fails to trip, the panel itself can overheat and ignite. Communities with aluminum wiring almost universally have FPE panels - both get replaced in every Pirro remediation.

Do you replace the panel and breakers, too?

Accepted Answer

Yes. Every remediation includes a new panel, new breakers, all new branch-circuit wiring in copper, and new devices and covers at every outlet, switch, and fixture. Half-measures don't restore standard insurance pricing.

Question 4

What happens to the drywall after the wiring is run?

Accepted Answer

Our scope ends at close-in. After the electrical inspection passes, all drywall patching, sanding, priming, and painting is handled by the general contractor and/or the community's paint vendor - not by Pirro. We make the smallest necessary access openings, leave them clean and ready for the finishing trades, and coordinate with whoever the community already uses. This keeps our electrical pricing transparent.

Are you only doing condo communities?

Aluminum wiring remediation is a multi-unit specialty - condo communities built between 1960 and 1979, including garden-style, mid-rise, townhome-style, and other configurations. Building type is not a disqualifier. For single-family homes with aluminum wiring, we handle the work through our standard residential service.

How long does a full community take?

Accepted Answer

It depends on unit count, but multi-month to multi-year is normal. Engineering and permitting alone is typically 2–3 months. Once active work begins, a single crew completes about one unit per day; we run multiple crews in parallel on larger communities.

What does a typical day in a unit look like?

Accepted Answer

We pre-walk the unit with the resident roughly a week in advance. On work day, our crew arrives early, protects all furniture and floors, opens only the access points needed, runs all new wiring, and the on-site lead manages the schedule. Most units are completed in a single day.

What if a resident refuses access?

Our on-site lead manages every resident relationship personally and directly. We have worked with hoarders, hostile residents, biohazard units, and every situation in between. No unit has ever been left incomplete on a Pirro project - this matters because the insurance benefit only applies if the entire community is remediated.

Do residents have to move out?

Accepted Answer

No. Almost every unit is completed in a single day with the resident's belongings in place - protected, wrapped, and covered. The exceptions are units with serious hoarder or biohazard conditions, which we handle separately with hazmat protocols.

Question 10

Who is on-site every day?

Accepted Answer

A dedicated Pirro project lead is physically on the property every day of active work - managing the crew, the schedule, and the residents. The board, the property manager, and the broker can all reach a real human who actually knows what is happening on-site.

Question 11

How is the project billed?

Accepted Answer

Standard AIA progress billing. Each month we submit a pay application covering the work completed that period, signed off by a licensed engineer or architect. This is exactly the format banks require to release construction-loan draws.

Question 12

We don't have the reserves - what are our options?

Accepted Answer

There are HOA-specific capital improvement loan products designed for exactly this situation. Projects can often be structured so monthly insurance savings offset loan payments, making the work effectively cash-flow neutral. We can point your board to lenders who specialize in HOA financing - we don't broker financing and we don't take a referral fee.

When does the community recover the cost?

Accepted Answer

The premium reduction after a documented full-community remediation typically recovers the project cost within 2–3 years through insurance savings alone - before accounting for liability exposure or the property-value protection a clean remediation provides.

Will you do the project for the lowest bid?

Accepted Answer

We encourage the standard three-bid process most HOA governing documents require. We have a strong track record in competitive three-bid processes for condo aluminum remediation, but we don't compete on lowest sticker price. We compete on engineer-stamped scope, our no-skipped-units commitment (see /terms#workmanship-warranty), AIA billing, and the year of post-completion coverage.

Is the sample-unit assessment really free?

Accepted Answer

Yes. Free, no commitment. We inspect 5–10 representative units, deliver a ballpark cost range, and walk the board through the scope. Most communities use this to decide whether to put the project out for bid.

Will remediation actually lower our premium?

Accepted Answer

Carriers underwriting condo association policies in the DMV typically move a community out of the high-risk tier once a full-community remediation is complete and documented. Specific premium outcomes are between the community and its broker, but the directional impact is consistent.

What does "no unit skipped" mean for our policy?

Accepted Answer

Carriers don't apply the full premium reduction unless the entire community is remediated. A handful of skipped units undermines the whole reason the board approved the project. Across the communities we have completed, our scope covers every unit — no unit left on aluminum. This commitment is defined in our Workmanship Warranty section (/terms#workmanship-warranty).

Should our broker be involved during the project?

Accepted Answer

Yes - and we make that easy. On request we send the broker a scope and timeline summary they can share with underwriting, quarterly progress notes on long projects, and a final closeout package suitable for re-underwriting at the next renewal.

Are you a 'preferred vendor' of any specific carrier?

Accepted Answer

No. We are not endorsed by, partnered with, or affiliated with any insurance carrier. We work with whoever insures the property, and we keep that line bright on purpose so our recommendation stays free of commercial conflict.

We work on communities at every stage of insurance pressure - from carriers asking questions during routine audits, to communities already on special assessment. The earlier you act, the more options you have. Either way, the path forward is the same: free sample-unit assessment, scope, board vote, project.
